Discussion and Consideration of Request for Driveway Separation Variance for the proposed Mercy Clinic at I-35 and Covell. (CEC Engineering)
Ms. Lindsay Flesher, P.E., with CEC Engineering is requesting a driveway separation variance on behalf of her client for the proposed Mercy Clinic development located southwest of I-35 and Covell. The site is more specifically located approximately 120' south of the Starbucks/Shops at East Covell site.
The applicant is proposing to extend Exchange Drive, a public street, and construct two driveways to serve the proposed Mercy Clinic site on the east side of the extended street. The northern proposed driveway will be 133.9' south of the existing driveway on the Starbucks/Shops at East Covell site, and the southern proposed driveway will have 142.0' of separation from the northern driveway. Title 22.6.1 requires 150' minimum separation between driveways on a local street. The developers of Starbucks/Shops at East Covell and Braum's also requested and received driveway variances on Exchange Drive. Staff recommends approval of the variance request due to these driveways not being near Covell but further south in the development.
